CHANGE OF USE: PROTECTED STRUCTURE: Change of use and refurbishment of 21 Baggot Street Upper, Dublin 4 (Protected Structure). The building presently extends at ground floor and lower ground floor from Baggot Street Upper to a rear yard off Flemings Place. The proposal is to convert the ground and lower ground from retail and storage to use as a gastropub. Servicing would continue from the rear yard. A change of use is also sought in the three floors of the period building facing Baggot Street Upper from office use on first and second and storage use on third floor to three residential one-bedroom dwellings, one on each floor. The building will be refurbished extensively internally in line with its protected status. This includes the provision of a new insulated floor with new drainage at basement level. External improvements include a new shopfront on Baggot Street Upper containing an awning and identification signage located within the facia, a new brick façade to the rear elevation (south), upgrades to original sash windows, replacement of non-original windows with painted timber sash windows and cleaning of the existing brick to the front and rear. Other works include upgrade to existing flat roof and parapets at the rear of building and installation of rooflights. The proposal involves the provision of all supporting services for the proposed uses.
