We, Castdale Limited, intend to apply for planning permission for a Large-scale Residential Development (LRD) on lands within the townlands of Clogheder and Tankardstown, Balbriggan, Co. Dublin. The application site is bound by the Clonard Road (R122) to the north and north west, the Stephenstown Link Road to the west and south, and an existing dwelling and Millfield Shopping Centre to the east. The application site also includes a section of the Clonard Road (R122) to the north and north west and a section of the Stephenstown Link Road to the west and south, and the associated verges and footpaths. The proposed development will consist of the construction of 123 no. residential units (62 no. houses and 61 no. apartments / duplex apartments), 1 no. childcare facility and open space as follows: • Demolition of 1 no. single storey bungalow on site; • Construction of 62 no. terraced and semi-detached houses (39 no. 3-bed 2 no. storey houses and 23 no. 4-bed 2 no. storey houses); • Construction of 40 no. duplex apartments (20 no. 2-bed and 20 no. 3-bed units) in 3 no. 3-storey duplex apartment blocks. All duplex apartments are provided with a balcony / terrace; • Construction of 21 no. apartments (7 no. 1-bed and 14 no. 2-bed units) in 1 no. 4-storey apartment block (referred to as Block B01), and provision of a childcare facility (c. 150 sq.m GFA) at ground floor level of Block B01 and associated play area. All apartments are provided with a balcony / terrace on all elevations; • The development provides public open space and communal open space to serve the residential units; • Provision of a new vehicular access from the Stephenstown Link Road, comprising a right-left staggered priority junction with Clonard Boulevard Road and associated pedestrian and cyclist infrastructure linking the development to existing facilities along Stephenstown Link Road, and pedestrian and cycle connections to the north of the site connecting to Clonard Road (R122). The proposal includes associated internal roads, pedestrian and cycle paths, and the provision of proposed infrastructure up to the application site boundary to facilitate future connections to adjoining lands; • The development will provide for a total of 170 no. car parking spaces, 434 no. bicycle parking spaces and 4 no. motorcycle spaces; and, • The proposed development includes site clearance, connection to water supply, foul and surface water drainage, including attenuation system, public lighting, landscaping, boundary treatment works, 1 no. ESB substation, bin and cycle stores, PV panels at roof level, and all associated and ancillary site works and development.
