a) Construction of nine additional golf course holes adjacent to the existing golf course, with supporting infrastructure, including greens, tee boxes, buggy paths, connecting fairways, putting greens, bunkers, and water features and change of use from agriculture to golf course. b) Provision of landscaping and planting, boundary treatments, fencing (up to c. 2.4 m high) and access gates. c) Surface drainage and irrigation system infrastructure, comprising SuDS, attenuation ponds, abstraction wells, two outfall connections, a rising main, one underground irrigation water holding tank (c. 2,596 sqm), a control kiosk (c. 6.75 sqm), a pumping station/telemetry kiosk (c. 6.75 sqm), and an associated chamber and wet well (c. 10 sqm). d) Provision of 20 no. bicycle parking stands and 3 no. disabled car parking spaces. e) Provision of one new access point at the southern part of Ballyman Lane, designated for ESB and maintenance use only, and construction of a new internal road within the existing golf course to provide pedestrian and maintenance access across Ballyman Lane to the new nine additional holes. f) Provision of a temporary construction compound with associated temporary facilities, including c. 2.4 m high perimeter palisade fencing, a temporary access road, a security hut, storage areas, welfare facilities, and a temporary construction parking area. g) Demolition of the existing agricultural shed (c. 230 sqm) and associated yard. h) Placement underground of existing medium voltage ESB overhead transmission lines that traverse the proposed site. i) All other necessary site development works.
