Permission for a Large-Scale Residential Development (LRD) at Carriganarra & Carrigrohane (townlands), Ballincollig, Cork. The development will consist of: the demolition of existing agricultural buildings and the construction of a residential development of 300 no. residential units consisting of 128 no. dwellings houses, 172 no. apartment/duplex units, a two storey creche facility and all ancillary site development works. The proposed 128 no. dwelling houses will include 42 no. 4 bedroom detached/semi-detached dwelling houses and 84 no. 3 bedroom semi-detached/townhouse dwelling houses. The proposed development also provides for the restoration of an existing vernacular farm building on site which will accommodate 2 no. 2 bedroom semi-detached units. The proposed 172 no. apartment/duplex units will include 18 no. 3 bedroom units, 109 no. 2 bedroom units and 45 no. 1 bedroom units, to be provided in 20 no. apartment/duplex buildings ranging in height from 3-4 storeys over basement level. Vehicular access to the proposed development will be provided via the existing junction from the Killumney road serving the Heathfield residential development and existing sections of the Maglin Sustainable Access Corridor to the north. The proposed development provides for the extension of Maglin Sustainable Access Corridor and the provision of 4 no. pedestrian/cycle connections to the Heathfield residential development to the north which is under construction. Ancillary site works include the raising of existing ground levels on site, the provision of bicycle parking and bin storage facilities serving the proposed apartment/duplex and creche buildings, the delivery of active travel infrastructure, landscaping and servicing proposals including a temporary pumping station, and the undergrounding/diversion of an existing 38KV overhead ESB line which traverses the site. The proposed development also provides for a clear-span bridge crossing of the Maglin North river to the south of the site. An Environmental Impact Assessment Report and a Natura Impact Statement have been prepared in respect of the proposed development.
